This is despite the many negative reviews that have come from their clients. The negative reviews are mainly as a result of a misunderstanding of the customer coverage terms. This, however, should not come as a surprise as is the case with every other company that it is the home warranty service industry.

It is the sole responsibility of CHW to send a qualified contractor to replace or repair any appliance or system that is covered under the contract at their expense provided it is as a result of normal wear and tear. The appliance or system must also be inside of the main foundation or attached to it. This is an exception to the pool, well pump, air conditioner or the septic system. The company also requires that the covered items must be in proper working condition at the time of the initiation of the contract. The contract covers single-family homes and should be in use as such.
- Coverage Period
The coverage period begins after 30 days of application and payment of the home warranty contract premium. However, if your home has been previously on a different plan and the plan has not elapsed yet, then your cover takes effect immediately.
- Service Calls
CHW customer service is available 24/7, 365 days a year. With this in place, they expect you or your tenant to report any repair work that comes up immediately it is noticed. You are also expected to report any issue within the contract term. If you report an issue after the term has lapsed, then you will not be due for payment.
Once a service call is made, CHW will respond in 48 hours of working days, they will, however, make arrangements to do your repairs outside working hours in case of an emergency. If you request an immediate response on a non-emergency issue, you will be required to pay any extra cost for it. The service provider will always get in touch with you and organize for works during working hours. The CHW reserve the right to choose any service provider for you and are not responsible for any repairs done without approval.
For every service call, you make you are required to pay a service call trade fee of $60 US. This is regardless of whether you cancel the requestor in the event the appliance or system is not covered or if the service provider does not find anyone at home during the scheduled time. The money is payable to the service provider. However, CHW offers a guaranteed period of 90 days for all parts and 30 days for all services. This means that if any part requires replacement within 90 days, you will not be charged for that service call and the same applies for all labor work, though for the labor work it takes 30 days. If you do not submit the service fee as expected, your contract is canceled or put insuspension until you can pay the required service fee.
In the event of any disagreement within the course of the contract, any disagreement will be resolved individually by the American Arbitration Association. In the event of any awards arising from the arbitration and judgment process, the CHW will only offer and out of pocket payment of not more than $1500 US.
- Building and zone coding requirement
CHW shall not offer services without the respective permits and will not pay for costs to attain the permits nor will they offer services to correct code violations.
- Investment and multiple unitproperties
The contract holder is expected to pay for optional coverage of the contract is to cover more than one dwelling for the systems and appliances to be covered by the home warranty contract. That is in the event of a duplex to a fourplex. If the contract covers a unit which is part of others that are more than five, then the systems and appliances that are common to all the five-plus units will not be covered by this home warranty plan.
- Transfers and renewals of the contract
The contract is transferable without any additional cost to a new homeowner but you must notify the CHW of the change in ownership and submit details of the new homeowner. For the renewals, in case you subscribe for monthly payment option, the CHW will automatically renew it as monthly subscription unless you change it in writing. CHW will always send you renewal detail in the 10th month of your current subscription.
The only chance that you have to cancel this contract is within the first 30 days of signing the contract and payment of the relevant home warranty contract fee. Upon cancellation request, you will receive a reimbursement of your money less a $50 US administration fee and service fee that the CHW may have incurred on your home. Other cases that may lead to cancellation of your contract include; lack of payment of the contract fee, lack of payment of service call trade fee or fraud or any kind of misrepresentation of material facts to the CHW.
